Designing for the estate lot
Bayview Hill and the ravine-lot streets north of it are where most of our Richmond Hill work happens — custom and estate homes built from the late 1990s through the 2010s, usually with a formal living and dining room at the front and a separate family room off the kitchen at the back. The rooms are large by GTA standards, which sounds like an easy brief until you're standing in a 20-foot great room with a fireplace wall, three doorways, and nowhere obvious to put a sofa that doesn't feel lost.
Closer to Yonge Street, the stock gets older and smaller — Mill Pond's postwar bungalows and the walk-up condo corridor that has grown up around the subway extension bring a different problem: not enough square footage rather than too much. We've done both kinds of work here, sometimes in the same month.
We work in Richmond Hill from our Toronto base, up the 404 or Yonge Street depending on the day — close enough that site visits and trade coordination run the same way they would for a project across the road from the studio.

Yes — it's one of the most common requests we get in Richmond Hill's estate homes. Usually the fix is scale and lighting, not a full renovation: furniture sized for the room, a rug that anchors it, and layered lighting instead of one centre fixture.

Both. A well-planned bungalow takes just as much work as a large estate home — every room has to earn its place.
